Brand new, this purpose built holiday home is now available to book — a perfect spot on the West Wales coastline for holidays and gatherings with friends and family.
Sleeping up to 14 guests (plus cot) in five bedrooms, Twyn Isaf is incredibly family friendly with plenty of parking, a large lawned garden and our very own dune sandpit! Relax on the balcony with expansive views across the golf course towards Cardigan Bay and spot boats and birds bobbing on the waves. Ideally located in Ynyslas, near Borth, the house is walking distance from the beach and estuary.

Working with Rural Office
Welsh practice Rural Office, has a strong reputation for their approach to architecture in rural and coastal settings. Exploring the rural landscape, responding to the seaside and rolling hills around Ynyslas was crucial to the development of Twyn Isaf. The architecture reflects how the rural Welsh vernacular was important to us - it is a contemporary take on many of the more traditional coastal settlements in the region.
The house has been designed and built for our family to continue to enjoy holidays in Ynyslas and to share this wonderful place.
Sustainability
Twyn Isaf has been carefully designed and built in line with passive house standards, creating an energy-efficient and comfortable retreat. High levels of insulation and a continuous supply of fresh, filtered air ensure a healthy indoor environment all year round — ideal for cosy winter stays and cool, relaxing summers.
Wherever possible, natural and sustainable materials have been used to keep the carbon footprint to a minimum.
Twyn Isaf is a modern take on the seaside vernacular, referencing the architectural language of the past and embracing the spirit of holidaying by the coast. With elevated panoramic views of the coast and dune landscape, it provides all the modern accommodation needs for contemporary holidaying.

The bedrooms are laid out over the three floors, with a fun kids loft bedroom at the very top. Making the most of the stunning view, the main living area is on the first floor where you can open up the doors to the balcony. Downstairs, the snug has the TV and plenty of books and games.

A beautiful, spacious and restful getaway with stunning views
Ynyslas has been the Pocock family’s holiday location of choice for over 70 years, spanning four generations. Ben and Victoria wanted to continue this tradition with their children by creating Twyn Isaf. It was important to them to build something special which is why they chose Rural Office to design this amazing house.

Our favourite things to do in the area surrounding Twyn Isaf
Dining
Ceredigion is renowned for its diverse and delicious food with amazing places to eat out as well as many independent food shops. A wonderful choice of restaurants, cafes and pubs are all within easy reach offering everything from relaxed eating to refined dining experiences. Enjoy a sundowner on the beach terrace at The Victoria Inn, eat at the independent cinema Libanus 1877 or grab some fish and chips in Borth village.
Those looking for fine dining will not be disappointed with the 2* Michelin Ynyshir, by Gareth Ward, nearby. Its sister wine bar and restaurant Gwen in Machynlleth is well worth a visit too. There are plenty of country pubs within a short drive.
Ultracomida, deli and wine shop, and Medina, with a café and separate deli, in Aberystwyth, offer a wonderful choice of food to eat in and take away. If you are looking for some fresh fish or seafood to cook at the house, we love Jonah’s fishmongers. For private dining, we can suggest some yummy options, and of course there are several supermarkets in Aberystwyth who do home delivery too.
Explore West Wales
Twyn Isaf is perfectly located to explore the coast of Wales on foot, by bike or even on horse!
The UNESCO Dyfi Biosphere is one of seven in the UK and covers the whole of the Dyfi river catchment. The Dyfi National Nature Reserve is on the doorstep with the visitor centre down at the estuary and the dune boardwalk. Wander along Ynyslas Beach, directly in front of the house, where at low tide, you can see the submerged petrified forest from 1500BC! You can try your hand at water sports or watch the many kite surfers here. Cors Fochno, on the peat bog behind the house, is a lovely walk. For a real sandcastle beach break, Borth beach has been awarded Blue Flag status again this year and is lifeguarded for peace of mind. For keen twitchers, RSPB Ynys-hir and Dyfi Osprey project are both nearby.
The reservoirs and lakes, such as Nant-y-Moch, in the Cambrian Mountains are great for a spot of fishing or a leg stretch. Eryri (Snowdonia) National Park, to the north, is also a beautiful place to explore. Mid Wales is infamous for mountain biking and, as well as public routes, there are several private bike parks including Dyfi Bike Park near Machynlleth run by the Athertons.
Get some exercise and enjoy this stunning place with a round at Borth and Ynyslas Golf Club, an 18-hole links supposedly the oldest in Wales, then relax on our balcony with a perfect view of the 6th hole.
Further afield
The seaside university town of Aberystwyth is a twenty-minute drive (or a bus ride) away and has a plethora of things to do. At the north of the town, you can’t beat the views of Cardigan Bay from Constitution Hill, a nice walk or take the Cliff Railway up. Take a trip to Devil’s Bridge, made famous by BBC’s Hinterland, on the Vale of Rheidol Steam Railway.
Aberystwyth Arts Centre and the National Library for Wales are great to visit on a rainy day and we also love to visit the revamped Ceredigion Museum, housed in an Edwardian theatre.
Aberystwyth is home to tonnes of independent shops, as is Machynlleth, a similar distance from Twyn Isaf. Whilst in Machynlleth, make time to visit MOMA art gallery, and if you’re in the town on a Wednesday morning the market is unmissable. Corris village nearby has a craft centre as well as the old slate mines and King Arthur’s Labyrinth if you’re not claustrophobic!
Hop on a train from nearby Borth station and explore even more of this beautiful region. If you’re keen for a day trip by car, we think Aberdyfi and Aberaeron are definitely ones for the list.
